Market Assessment, Anne Arundel County, Maryland - July 2010

The July 2010 data is now available from MRIS.com for Anne Arundel County, Maryland and other metro-Washington and metro-Baltimore counties.  To quickly summarize the information for July, the average sale price increased by 9.9% from this time last year but the dollar volume decreased by 7.5% from this time last year.  Month-over-month prices increased by 3.2% but the dollar volume decreased by 27.2%.  There was also a sharp decline in total units sold over last year by 15.9% and an even sharper decline by 29.4% month-over-month.  There is likely one cause.  Buyers taking advantage of the home buyer tax credit which expired on April 30th (the program end date was subsequently extended, but, buyers still had to already have been "under contract") resulted in increased settlements in May and June (with June 30th begin the last day to settle - again, this was later extended mostly to accommodate new construction).  As a result, May and June saw leass activity.  However, pending sales was up 12.6% from June to July.  Since pending sales is such a good predictor of future sales, we could expect an increase in sales when August is reported for an "up" month.

The preliminary May 2010 data is now available from MRIS.com for Anne ArundelCounty, Maryland and other metro-Washington and metro-Baltimore counties.  To quickly summarize the information for May, the average sale price fell by 2.5% and the dollar volume increased by a whopping 17% from this time last year, while month-over-month prices increased slightly by 2.5% and the dollar volume increased by 4.8%.  There was also a dramatic increase in total units sold over last year which increased by 20% but only 2.5% month-over-month.  The likely cause of this is one several reasons - two stand out. First, May followed the end of the home buyer tax credit on April 30th.  Second, there is often a seasonal increase in activity as spring turns to summer. While anecdotal reports suggest that many of the sales in March and April were made by first-time homes there should be an accompanying boost in sales following the expiration of the tax credit.  Pending sales fell 33.4% from April to May.  Since pending sales is such a good predictor of future sales, June may be a "down" month.

The March 2010 data is now available at MRIS.com for Anne Arundel County, Maryland and other metro-Washington and metro-Baltimore counties.  To quickly summarize the March data, the average sale price fell by over 10% and the dollar volume fell by just shy of 2% from this time last year, while month-over-month prices fell by just over 5% and the dollar volume was up significantly by 49%.  The likely cause of this is one several reasons - two stand out. First, March followed a snowy February with many buyers sitting home and sitting out the market.  Second, the first-time homes typically purchase lower cost homes, thus pulling down the average sales price and many first-time home buyers are out shopping for a bargain before the $8K tax credit ends on April 30th.
