Tidewater Colony consists of a well planned mix of townhomes and condominiums built in the late 90's by Sturbridge Homes. It is located in Annapolis, Maryland minutes off Rt. 50 and a short distance from downtown Annapolis. There are both garage and non-garage townhomes. Condominiums are typically two or three bedroom units. There are three condo buildings with garage units (very rarely found in Annapolis) with personal elevators.
The condos typically are between 900 and 1,500 sq. feet while the townhomes are as between 2,000 and 2,500 sq. feet. There were four different floor plans available that include the very large Admiral floor plan with 3 bedrooms and kitchen with eat-in breakfast area. Smaller units were configured with traditionally layouts as well as open floor plans.
The townhomes are three level units with living room, dining room and kitchen on the main level, bedrooms upstairs and family rooms and additional bedrooms downstairs. The were several different floor plans available including kitchen in the front with living room in the back, formal living room and separate dining area, and an "country kitchen" with a very open floor plan. Townhomes with one-car garages have slightly less living space that those without a garage.
There are currently 9 condos for sale at Tidewater Colony. The average list price for condos on the market is $265,711. There are no units currently under contract. There have been 2 condominiums that have sold within the last 90 days with an average sold price of $245,750. The average days on market is 56.
There are currently 4 townhomes for sale at Tidewater Colony. The average list price for townhomes on the market is $371,813. This is one unit currently under contract. There have been no townhomes that have sold within the last 90 days.
