Market Assessment, Anne Arundel County, Maryland - March 2010

The March 2010 data is now available at MRIS.com for Anne Arundel County, Maryland and other metro-Washington and metro-Baltimore counties.  To quickly summarize the March data, the average sale price fell by over 10% and the dollar volume fell by just shy of 2% from this time last year, while month-over-month prices fell by just over 5% and the dollar volume was up significantly by 49%.  The likely cause of this is one several reasons - two stand out. First, March followed a snowy February with many buyers sitting home and sitting out the market.  Second, the first-time homes typically purchase lower cost homes, thus pulling down the average sales price and many first-time home buyers are out shopping for a bargain before the $8K tax credit ends on April 30th.
