Market Assessment, Anne Arundel County, Maryland - July 2010

The July 2010 data is now available from MRIS.com for Anne Arundel County, Maryland and other metro-Washington and metro-Baltimore counties.  To quickly summarize the information for July, the average sale price increased by 9.9% from this time last year but the dollar volume decreased by 7.5% from this time last year.  Month-over-month prices increased by 3.2% but the dollar volume decreased by 27.2%.  There was also a sharp decline in total units sold over last year by 15.9% and an even sharper decline by 29.4% month-over-month.  There is likely one cause.  Buyers taking advantage of the home buyer tax credit which expired on April 30th (the program end date was subsequently extended, but, buyers still had to already have been "under contract") resulted in increased settlements in May and June (with June 30th begin the last day to settle - again, this was later extended mostly to accommodate new construction).  As a result, May and June saw leass activity.  However, pending sales was up 12.6% from June to July.  Since pending sales is such a good predictor of future sales, we could expect an increase in sales when August is reported for an "up" month.
